Who Are We

HRT concentrates its business activities serving medium sized condominium and homeowner associations. Our clients range in size from 10 to 700 units, with annual budgets of $100,000 to $4,000,000. These clients include multi-story condominium complexes as well as associations solely comprised of individual single family residences. We serve clients in Palm Beach, Broward, Martin and Dade counties. Our staff will bring over 100 years of property management experience to help you address every facet of association management. Customer Service

First and foremost is serving your “client”, the homeowners in your association. While we recognize that homeowners may make unreasonable requests, a critical metric of the quality and extent of the services provided homeowners can be measured by the “unfilled” needs of the homeowners. Our Customer Service Program is designed to respond to your homeowners in the most proactive manner possible. Our proven-effective customer service procedures help keep your residents happy while reducing the need for direct board involvement in day-to-day issues. When appropriate, we provide the Board with the information necessary to react to homeowner needs. Our customer service program is tailored to the specific needs of your association as you determine how we work with your residents and your association. We answer resident calls 24 hours a day, 7 days a week, responding promptly to resident requests for services. Further, we communicate with all homeowners through a web site specifically customized for your association, which provides for electronic newsletters and phone blasts.

Property Maintenance Services

From changing a light bulb to clubhouse maintenance, we provide you with one source for all your property’s needs. Our knowledgeable and experienced staff is prepared to handle all aspects of your day-to-day or needs in a timely and professional manner. When necessary, we are prepared to recommend highly qualified vendors for more extensive projects. We take responsibility for keeping your property looking its best by conducting regular property inspections. We issue monthly reports, attend board meetings recording the minutes, provide Annual Meeting materials and help prepare the budget and the Budget meeting presentation. We conduct insurance reviews, make recommendations, process sale and rental applications, and assist with Rules and Regulation enforcement and fining process.

Accounting and Financial Services

We utilize the TOPS Association Management system. TOPS is an integrated community association management system that we use to manage everything from owners to financials to rules enforcement. TOPS is in used by thousands of property management firms employing tens of thousands of users to manage millions of homes. TOPS is the “gold standard” association management system. The system maintains the general ledger, prepares monthly and year-to-date receipts and disbursement statements with budget comparisons, we provide monthly financial reports to the board of directors by the twentieth (20th) of the following month. All bills are entered in the system with proper account numbers. Based on this information, checks are drawn on association’s checking account. We consult with the treasurer and your auditors on an ongoing basis.

In addition, the system maintains an up-to-date owners’ roster, provides an accounts receivable report for the Board, and records the collection of maintenance and other assessment payments and miscellaneous receipts. Owners’ maintenance and/or special assessment payments can be processed by an automatic account debit or financial institution “bill pay” systems.

We support the enforcement of late fee policies and work with your legal counsel to enforce all collection issues.

Landscape Management

The look of your property sets the tone for your community and has a significant impact on the value of the homes. Keeping your property looking its best throughout the year is our promise to every association we serve. We make available a team of highly qualified professionals including certified landscape contractors, irrigation maintenance firms, and lawn and ornamental pest control vendors. We will insure all cutting, trimming, edging, and pruning are performed properly and that preventative maintenance for your community’s irrigation systems is performed on a regular basis. We work with nursery and tree removal professionals as required. You get the benefit of choosing from vendors who are best suited to serving your property.



Our services are designed to meet to the needs of your association. The involvement of senior management with every client permits us to provide the highest level of service to your association, ensures that you are receiving the quality services you expect and that all contractual obligations are met each month. We will conduct regular inspections of the property and a member of senior management will meet with the association board or designated board members on a predetermined scheduled basis to discuss any issues or concerns, ensure contractual compliance, and that work that has been completed as anticipated.
